All Grey Square agents can close their own real estate transactions at a flat fee — no commission split, no percentage off the top. Just a straightforward $150 fee to the brokerage.
The short version: Buy or sell property for yourself? Grey Square charges a flat $150 transaction fee — not the standard 85/15 split. Available up to 3 personal deals per anniversary year, and open to all four agent structures.
What Qualifies as a Personal Deal?
A personal deal is any transaction where you — the Grey Square agent — are acting as a principal party: the buyer, seller, or both. This includes properties you purchase for investment, primary residences, vacation homes, and sales of properties you own.
It does not include transactions where you represent a family member, friend, or investor client as their agent. Those transactions are handled under your standard commission structure.
How It Works
Close your deal through Grey Square the same way you close any transaction.
Notify Grey Square at the time of contract that this is a personal deal under the addendum.

The deal counts toward your 3-deal annual allowance, resetting on your anniversary date.

Frequently Asked Questions
Do personal deals count toward my annual cap?
No. Personal deals are processed under the Personal Deals Addendum as a flat $150 transaction fee. They do not contribute to or reduce your $12,000 (or $6,000 Team Member) annual brokerage cap. Your cap progress is only affected by standard commission transactions.
What counts toward the 3-deal limit?
Each personal deal that closes under the Personal Deals Addendum counts as one toward your annual limit of three. The count resets on your ICA anniversary date each year. If you use all three personal deal slots, any additional personal transactions will be processed under your standard commission structure for the remainder of that anniversary year.
Does the resource fee apply to personal deals?
Yes. The $250 resource fee installment applies to your first three transactions per anniversary year regardless of whether they are client deals or personal deals. If your first transaction of the year is a personal deal, it will carry a $250 resource fee installment in addition to the $150 personal deal fee.
Can I use the personal deal structure if I represent a family member?
No. The Personal Deals Addendum applies only to transactions where you are a principal party — a buyer or seller of the property. Representing a family member, spouse, or business partner in a transaction where they are the principal buyer or seller is a standard agent-client transaction and falls under your normal commission structure.
Is this available to all Grey Square agents?
Yes. The Personal Deals Addendum is available to all four Grey Square agent structures: Independent Agent, Team Agent GS, Team Leader, and Team Member. It is included as a standard component of your ICA package at no additional cost.
What do I need to do to use a personal deal slot?
Simply notify Grey Square at the time of contract that you are exercising the Personal Deals Addendum for the transaction. Our transaction team will process the deal with the $150 flat fee rather than the standard split. Make sure you are properly disclosed as a licensed agent acting as a principal in the transaction, as required by Texas law.
