How does the cap work?

Your cap is the maximum amount Grey Square will ever take from your commission splits in a single anniversary year. Once you have paid $12,000 (or $6,000 for Team Members) to the brokerage through the 15% split, you earn 100% of every commission for the rest of the year. The only remaining fee after cap is a flat $150 per-transaction fee.

What does the $49/month cover?

The $49 monthly fee covers your Errors & Omissions (E&O) insurance and access to Grey Square’s brokerage compliance infrastructure. It is charged on the first of each month regardless of transaction volume and does not count toward your annual cap.

What is the Resource Fee?

The $750 resource fee is collected in three installments of $250, one on each of your first three transactions in an anniversary year. It covers transaction management software and compliance services used on your deals. Once the three installments are paid, no further resource fee is due for that year.

What is the difference between an Independent Agent and a Team Agent GS?

The Independent Agent path is for agents who prefer to run their own business under the Grey Square umbrella. The Team Agent GS path is for agents who want to plug directly into the Grey Square team and gain access to our full technology platform: Follow Up Boss CRM, Real Scout search portal, Sweet Assist transaction management, automated lead nurture systems, team coaching, and operational support. The Team Agent GS monthly fee is $149, which covers all of the above plus E&O and brokerage compliance. Both paths share the same 85/15 split and $12,000 cap.

What is the Team Leader structure?

Team Leaders operate under the same structure as an Independent Agent (85/15 split, $12,000 cap) and also have the ability to build and lead their own team of agents under the Grey Square umbrella. Grey Square sets no floor or ceiling on the arrangements a Team Leader may have with their Team Members. That relationship is defined in a separate agreement between those parties.

Why is the Team Member cap only $6,000?

Team Members benefit from a reduced $6,000 annual cap, half of the Independent Agent cap, making it easier to reach 100% commission faster. All other fee structures are identical, and Team Members have full access to the Revenue Share Program and Personal Deals Addendum.

What is the Revenue Share Program?

Grey Square’s Revenue Share Program lets all agents earn passive income by referring productive agents to the brokerage. When a referred agent closes transactions, you earn a percentage of the company dollar generated across up to three tiers. The more agents you refer (and the more they produce), the more you earn. What are Personal Deals?

All Grey Square agents are eligible to close up to three personal real estate transactions per year (properties where you are a principal buyer or seller) at a flat fee of just $150 per transaction rather than the standard split. This is available to all four agent structures under the Personal Deals Addendum.
