Use of the site

You may use the site for personal, non-commercial purposes — to learn about Grey Square, browse listings, request information, and contact our agents.

You agree not to: scrape or systematically harvest content; reverse engineer, decompile, or interfere with the site's operation; impersonate anyone; submit false information through any form; or use the site in violation of any law.

We may suspend or terminate your access at any time, without notice, for any reason — most commonly because you violated these Terms or because we have decommissioned the feature you were using.

Property listings

Listings displayed on the site are provided by us, by the local Multiple Listing Service, or by other cooperating brokers. We make a good-faith effort to keep them accurate and current, but listings are dynamic — properties go under contract, prices change, conditions are discovered.

All measurements, room counts, square footage, lot sizes, school assignments, tax figures, HOA dues, and similar details are approximate and unverified by Grey Square unless explicitly stated. You and your agent are responsible for independently verifying any fact material to your decision.

Photographs are representative and may have been taken months before the listing date. Furnishings shown are typically not included in the sale.

Real estate agency

Grey Square is a licensed real estate brokerage in Texas (TREC #9011505) and California (CA DRE #01792671). Use of this site does not create an agency relationship, fiduciary duty, or any other professional relationship. Those are formed only by signed written agreement.

Texas law requires that all license holders provide the Information About Brokerage Services notice to prospective buyers, tenants, sellers, and landlords. The current notice is available at greysq.com/legal/iabs and on request.

California law requires that we provide the Disclosure Regarding Real Estate Agency Relationship to buyers and sellers in residential transactions. We will provide it at the time required by law.

Fair housing

Grey Square is committed to compliance with the Fair Housing Act and all applicable state and local fair-housing laws. We do not discriminate on the basis of race, color, religion, sex, national origin, familial status, disability, sexual orientation, gender identity, source of income, or any other protected class.

Intellectual property

The Grey Square name, logo, brand marks, photographs, copy, and the design and code of this site are the property of Grey Square Real Estate, LLC or our licensors. You may not copy, reproduce, redistribute, or create derivative works without our written permission, except that you may share individual pages with a friend or save them for personal reference.

Third-party links

The site contains links to other websites operated by people we don't control — partner lenders, contractors, news outlets, MLS providers. We are not responsible for the content, accuracy, or practices of those sites; their terms and privacy policies apply when you visit them.

Governing law

These Terms are governed by the laws of the State of Texas without regard to conflict-of-laws principles. Any dispute arising from or related to them must be brought in the state or federal courts located in Dallas County, Texas, and you consent to personal jurisdiction there.

Changes

We may update these Terms from time to time. Continued use of the site after we post a revision means you accept the new Terms. The "Last updated" stamp at the top of this page reflects the most recent revision.

SMS and phone communications

By providing your phone number to Grey Square through any form on this site, you consent to receive calls and SMS text messages from Grey Square and its agents regarding your real estate inquiry. Some messages may be sent by Grey Square AI, an automated assistant that communicates on behalf of licensed Grey Square agents — all appointments and transactions are managed by licensed real estate professionals. Message frequency varies; message and data rates may apply.
